Official preferred property tax vendor to Burger King® & its franchisees
Own one Burger King? Your whole portfolio qualifies.
One BK qualifies every property you own for the franchisee rate. Levy, our agentic AI, scans all of it and flags what the county got wrong, and licensed professionals file every appeal. You pay 18% of the savings, only when we win.
You run the restaurants. Our AI scans every property you own, finds what the county got wrong, and licensed pros file the appeal.
Every store is worth a look. Remodeled ones most of all.
Counties value quick-service restaurants with mass-appraisal models that lean on sales and construction cost. Both pull the number above what the land and building are actually worth, which is why we scan every store you own, not just the ones that look high.
Remodels are the biggest single driver. When a store is reimaged, the permit gets pulled, the assessor sees the cost, and on the next roll the store is worth close to what you spent. A large share of that money went to equipment, signage, and brand standards, and none of it is taxable real estate. (It belongs on your personal property return, which we check too.)
We separate the real estate from everything else and take the rest off the roll.
Remodel cost gets added at full value
On the cost approach, reimage spending goes on the roll close to dollar for dollar. We test the store against restaurant sales and income instead, so the value reflects the market, not your construction budget.
Business value gets taxed as real estate
Sales-driven valuations capture franchise, brand, and going-concern value. None of it is taxable real property. We value the land and building on their own and document what the county counted that the law excludes.
Mass appraisal never looks at your store
Counties value thousands of parcels with one model. Site size, access, building age, and lease terms rarely get a close look. Our models review every store individually and flag exactly where the inputs are wrong.
One Burger King qualifies everything you own.
Most franchisees own more than their restaurants. The shopping center, the apartment buildings, the warehouse, the land. One BK brings all of it under the franchisee rate, and that is usually where the largest reductions are.
Your kitchen gets a tax bill too.
Every broiler, fryer, POS terminal and menu board you own is taxed again every year in 37 states and DC. After a reimage, most asset registers carry both the new equipment and the old kit it replaced, so you keep paying tax on gear that went to the scrapyard.
Levy, Reserve’s AI, reads your register, removes the ghost assets, takes off what is already taxed with the building or reported by your equipment lessor, and claims each state’s exemption. A Reserve Tax Group professional checks every return before it is filed, and you approve it.

What franchisees ask us.
Who qualifies?
Any Burger King franchisee in the United States. If you own at least one Burger King, or operate one and pay its property tax under a net lease, your entire real estate portfolio qualifies for the franchisee rate.
Does the rate cover my properties that are not Burger Kings?
Yes. One Burger King qualifies every property you own: other restaurant brands, shopping centers, multifamily, office, industrial, hotels, and land. For most franchisees, that is where the largest savings are.
I lease my store and pay the property tax. Can I still appeal?
Yes. If your landlord owns the parcel, we obtain the owner’s authorization, file the appeal, and the reduction flows to you through your tax pass-through. We handle the landlord paperwork.
What does it cost?
No retainer. We are paid 18% of the savings, only when an appeal wins. If an appeal lowers your bill by $20,000, our fee on that savings is $3,600. No reduction, no fee. Reserve Intelligence Starter, up to 25 properties, is included at no charge starting January 1, 2027. Larger portfolios get a separate platform quote.
Should I send stores that were never remodeled?
Yes, send everything. Over-assessment shows up in older stores too: wrong building size, wrong land area, stale income assumptions, or a mass-appraisal model that never looked at your site. The scan is free and covers every property on your list.
My stores were just remodeled. Does that hurt my case?
It usually helps. Remodel spending is the most common reason a Burger King ends up over-assessed, because the county adds the construction cost to the roll at close to full value. We show what that money actually bought: equipment, signage, and brand standards that are not taxable real estate.
How long until I see savings?
The free scan comes back within days. We file before each county’s deadline, and reductions typically land three to nine months after filing, on your next tax bill. Appeal windows differ by state and county; see the deadline calendar or send your list and we track every window for you.
Do you file personal property returns for my restaurants?
Yes, starting with the 2027 filing season. Send your fixed asset register and we classify every line to each state’s rules, remove equipment you replaced or no longer own, take off items already taxed with the building or reported by a lessor, and claim the exemptions you qualify for. A Reserve Tax Group professional reviews every return before it is filed. BPP is quoted per location; see how it works.
I also own Popeyes, Tim Hortons, or Firehouse Subs locations.
If you own at least one Burger King, those locations already qualify. If you are an RBI franchisee with no Burger King, send your list anyway and we will tell you what applies.
