Every plan combines an annual SaaS subscription with a 15% performance fee on appeal wins. Industry-standard contingency is 25–35%; ours is materially lower because the platform does the work. Here’s exactly what hits your card - and when.

Subscription, billed monthly.

Your tier’s monthly rate ($500, $6,250, $12,500, or custom) is charged on the same day each month for the duration of an annual contract. That funds continuous AVM monitoring, your dashboard, every report at your tier, and the appeal labor itself - drafting, filing, hearing prep, and representation.

Performance fee, only on wins.

When an appeal wins a reduction, we invoice 15% of the first-year tax savings - once. If the appeal doesn’t win, you owe zero. Half the industry rate. No hourly fees, no flat retainers, no research fees, no per-parcel charges.

Annual contract, automatic renewal.

The annual term renews automatically unless canceled before period end. Customers who outgrow a tier mid-cycle move up with prorated billing. Customers who downsize move down at renewal. No long-term lock-in beyond the contract year you sign.

Why 15% instead of industry-standard 25-35%?
Traditional property tax appeal firms run on human labor: senior consultants research each parcel manually, draft each narrative from scratch, and chase down comps individually. That labor is what 25-35% contingency pays for. Reserve’s platform automates the diagnostic and narrative work, so the appeal team spends their time on what actually moves the case forward - hearings, negotiation, and the highest-value parcels. The subscription covers the platform; the 15% performance fee covers the appeal labor that wins.
What property types do you handle?
Multifamily, industrial, retail, office, mixed-use, and hospitality are core. Self-storage, medical office, special-use commercial (data centers, marinas, healthcare facilities), and high-end residential are handled on request. If your asset generates income and pays property tax, we can audit it.
How does billing work? Monthly or annual?
All tiers run on annual contracts billed monthly. Your tier’s monthly rate ($500, $6,250, $12,500, or custom) is charged on the same day each month for 12 months. Annual term renews automatically unless canceled before period end. The 15% performance fee on won appeals is invoiced separately as wins are realized, typically 30-60 days after the reduction is finalized.
What states do you cover?
All 50 states for diagnostic and analytical features. Deep deadline tracking, jurisdictional rules, and county-specific appeal procedures are fully built out for the top 10 commercial real estate states (CA, NY, TX, FL, NJ, IL, PA, OH, MA, GA) at launch, with additional state coverage rolling out continuously.
What happens if my portfolio grows past my tier limit?
If you’re on Starter (25 parcels) and you grow to 30, we’ll work with you to upgrade to Pro mid-cycle with prorated billing. We won’t drop coverage on parcels you’ve added. Same applies between Pro and Scale.
Can I commission a one-time engagement without a subscription?
For single appeals or one-off reports (a Pre-Acquisition Tax Diligence, a Disposition Tax Position Memo), Reserve Tax Group offers per-engagement pricing without an annual subscription. Email info@reservetax.ai with the specifics and we’ll quote it.
Who signs the appeals?
All appeals are filed and represented by Reserve Tax Group, our licensed property tax appeal firm. Reports are reviewed and signed by credentialed property tax consultants licensed in the relevant jurisdiction.
